Which survey is best ?

We offer four options

1 Condition Report

Basic survey & report on the general condition of your property.

2 Homebuyers report

Our homebuyers report gives you more detailed information including order of cost for repairs. If you're thinking of some small alterations, this is probably the option for you.

(Note that if your lender has requested a valuation or a reinstatement cost, this is for their use rather than yours, and is not currently included in our reports).

3 Building Survey

The Architect equivalent of RICS Building Survey Level 3, this survey offers you an extensive inspection of property condition and gives detailed information about the structure and fabric of the building. It aims to establish how the property is built, what materials are used and how these will perform. It includes a description of visible defects and potential problems caused by hidden flaws and an outline of repair options. Where practical and agreed, it also estimates order of cost for repairs as well as comments on energy efficiency. (Note that if your lender has requested a valuation or a reinstatement cost, this is for their use rather than yours, and is not currently included in our reports).

4 Building Survey Plus

Are you buying an unusual property for its potential? In addition to the service features included in the Building Survey, our Building Survey Plus report contains an "Architect in the House" section which will address your aspirations. The property may be habitable, but how feasible is it to enlarge, alter or renovate, and what would the order of cost be? How could you transform it into your dream home?
